How to Sell Your Home For the Best Price in the Shortest Amount of Time

You suddenly find yourself in a position where you need to sell your home.  Key_with_labelYet, when you think about moving and all that goes with it you are not looking forward to the task.  Moving is not an easy experience!   When you take into account all the packing and planning it can be rather daunting.  The competition is brutal, credit is tight and buyers are in no hurry.  So how do you sell your home, in the quickest amount of time and for the highest possible price?  The answer is simple- you have to make your home stand out from the rest.

But, how do you do that?  Well, there are several ways with the easiest one being to just lower the price.  But, who wants to do that? We all want to get as much money as possible out of our home.  For most their home is their largest asset.

There has got to be a better way.  Well there is, the best way to get top dollar for your home in the quickest amount of time is with some simple and sometimes so not so simple renovations.

Ways to Increase Your Home Value:

The first thing that you want to do is to give your home as much curb appeal as possible. You want your home to look good from the street when a potential buyer pulls up.  Make sure that your yard is clean and looks orderly.  If you don’t, either a potential buyer will seek a good deal on your house or it will just sit on the market for a really long time if it sells at all.

One other important thing to take into consideration when thinking about curb appeal is to pay attention to your roof. Now this one can get expensive, but replacing an old worn out roof can bring you back as much as 88% of the cost when you sell your home. And, not only does it look good, but it is a strong indicator of your homes condition.

The next thing that you want to do is make certain that your bushes and landscaping are trimmed and appealing to any potential buyers. Make sure that the lawn is in good condition.  Plants and shrubs can also add a lot to a house, but you don’t want to spend a fortune here, just keep it in line with the rest of the neighborhood.

Once you have the outside taken care of, you want to make sure that the inside is as appealing as well. A new coat of paint is one inexpensive way to freshen up your home without spending too much money.  Even if you hire a professional painter as opposed to doing the work yourself, you will significantly speed up the selling process.  Just remember to use light, neutral colors that will appeal to any taste and make your rooms look larger.

Another way to make your home more appealing is to make sure that your kitchen and bathroom are updated. Here people are looking for larger counter tops and newer appliances and fixtures as well as more room to move about.    Although these are amongst the most expensive remodels that you can do, you will usually recoup between 75 and 95% on these.

What NOT to DO:

Along with recognizing what needs to be done to sell your home quickly and the best price there are some things to avoid that will not be attractive to buyers and bring you little in return.   People want something that they can see that is why curb appeal is so important.  Just as important, things that do not notice will usually be overlooked.  Fireplaces, upgrading the heating system as well as fixing a cracked foundation usually do very little.  Often a swimming pool can work against you as well.  Many buyers see it as a liability, an extra expense and work that they do not want.

Conclusion:

Selling your home is not an easy experience.  It’s a lot of work to get as much money as possible in the quickest period of time especially in today’s market.  Take a good look at your home through the eyes of a potential buyer and ask yourself “would you buy your home?”
